In this webinar from October 3rd, 2024, Brent Bowen provides students with a licensed copy of his custom Excel Market Indexing Workbook, which is ready to use in your appraisal practice. The focus of the webinar is the practical understanding of how to use the Workbook, including demonstrations of how to import data, model it, and analyze the results.
This Market Indexing method is not based on regression, but on comparative time-series calculations similar to how the CPI (Consumer Price Index) is used to calculate inflation.
The Workbook has two integrated methods for solving the problem of calculating market change:
The first method utilizes time series data which is contained in an application called Info Sparks (not the same thing as Spark for Appraisers). Brent will teach you how to use this application and extract the underlying data to create custom indices for your market condition analysis.
The second method is for any appraiser with access to an MLS system. The second method takes a custom export from your MLS and filters it through thousands of complex formulas which model and segment data into time-series price indices. This method requires a more recent version of Excel (2016 and older versions cannot recognize all of the formulas).
By the end, participants will be able to use the included Market Indexing Excel Workbook to perform complex analysis and support market condition adjustments with a higher degree of accuracy than is otherwise possible.

In the valuation process, it is very common for appraisers to apply more than one approach to value to their assignments. When two or more approaches are used, appraisers must reconcile the value indications.
The goal of this webinar is to equip appraisers with a deep understanding of using weighted analyses to reconcile value indications (Gross adjustments, proximity, recency of sale, ranking etc.) within an approach, and then to form a final value opinion.

Changing markets with few current sales may warrant time adjustments. A time adjustment to a similar sale from several months ago may be more credible than several adjustments to a recent sale.
