Author of “How to Measure a House” based on the ANSI® Guideline; the American Measurement Standard, Death of an Industry-Real Estate Appraisal; Professional’s Dictionary of Real Estate Terms; Size Matters books and online courses; ANSI, Home Measurement, & the Power of Price-Per-Square-Foot appraisal CE course; and the Appraisal Process for Real Estate Professionals CE course. Since 2003, Hamp has promoted the establishment of a “Mandatory” national measurement standard. All real estate professionals must use the same language to create and communicate residential square footage. Until there is a universal agreement on this issue, and all Realtors® are required to be responsible for reporting an accurate square footage total in MLS, all property valuations are at risk (CMA’s appraisals, AVM’s, etc.), leaving home buyers and sellers at the mercy of who determines the size (and value) of their home. In a price-per-square-foot world, one-half of this all powerful formula is created by a hodge-podge of methods across the country. The real estate industry must find a way to join the rest of the standardized world.

Bryan S. Reynolds, CDEI™ is a KY/TN Certified General Real Property Appraiser, a registered agent with the TN State Board of Equalization and an AQB Certified USPAP Instructor. He has testified and appeared in various courts, planning and zoning boards as both an expert and as an agent making valuation arguments before local and state hearing officials and Administrated Law Judges. Reynolds is the owner of Bryan S. Reynolds & Associates, Reynolds Appraisal Service and a partner in Appraiser eLearning, www.appraiserelearning.com. Tim Andersen is an AQB Certified USPAP Instructor, consultant, and reviewer. He also does commercial real estate appraisal and Florida tax appeal work. He travels throughout the US teaching USPAP, and is an Approved Instructor for the Appraisal Institute. Besides all facets of commercial real estate appraisal, other areas of expertise include writing, producing, and presenting webinars on all areas of real estate appraisal.

Melissa Bond is a Certified Residential Appraiser licensed in Mississippi and Louisiana. Since 1994, she has been the sole proprietor of her thriving real property appraisal practice. This practice specializes in fee appraising for VA, FHA, Fannie Mae, title companies, attorneys, school districts, and the general public. Melissa is also a State Compliance Reviewer performing investigative reviews for USPAP-compliancy adherence.
As a Continuing Education Provider and author, she has personally developed over 27 continuing education courses for real property appraisers, tax assessors, lenders, underwriters, REALTORS, etc. She has developed, coordinated, and presented course studies that align with current and prospective licensing issues as presented by the Mississippi and Louisiana State Licensing Boards, as well as, the Standards Board.
Melissa has served on various Boards and Committees at the local and state levels for REALTOR and appraiser organizations, associations, and coalitions. Through training opportunities, Melissa has been highly successful in opening and maintaining lines of communication between the REALTOR and appraiser professions.
Serving as an appraiser advocate for licensees, Melissa has assisted numerous appraisers in successfully defending themselves when faced with a consumer complaint before his/her licensing board.
Scott Cullen is a boots-on-the-ground appraiser from Minneapolis / St Paul where he has been a Certified Residential since 2001. Scott is cofounder of Solomon, a suite of cloud based calculators that use cost data to help appraisers extract depreciation from the market and develop market based adjustments for the sales grid.
Beyond grid adjustments, Solomon supports other assignment results for appraisers like effective age, remaining economic life and site value.
Scott graduated from the University of Minnesota with a Bachelor of Science in Business Administration and stays busy as a fee appraiser, supporting the Solomon user base and developing CE classes on the Cost Approach.
Mr. Walitt is a Certified Residential Appraiser licensed in Colorado. He primarily works as a fee appraiser, office manager, and trainer. His appraisal work centers on divorce, relocation, lending, and pre-listing appraisals, as well as consultation and reviews. He presents classes to various industry groups with topics ranging from appraisal basics to more-complex market analysis and review. He is approved by both FHA and VA.
Serving as a hearing officer for the local Board of Equalization has allowed Mr. Walitt to apply his knowledge of the local market to disputes between homeowners and the Assessor, in order to encourage fair and equitable outcomes. In 2013, he had the opportunity to serve on Colorado’s AMC Rulemaking Task Force, drafting rules for appraisal management companies in compliance with federal and state legislation. As an online blogger and as a columnist for a newspaper in western Colorado, Mr. Walitt shares his experience and perspective with appraisers, clients, and the public.
With a background that began in banking, Mr. Walitt enjoys examining regulatory compliance topics. In his daily work, one central goal is to increase efficiency through the use of technology, routine, and analytical tools. He is a Candidate for SRA Designation with the Appraisal Institute.

James A. Baumberger is CEO and part-owner of First Choice Appraisal Management (FCAM), operating an ethical cost-plus business model in CA, ID, NV, OR, and WA. Jim has an outstanding record of providing inspirational executive leadership for appraisal organizations serving the financial services industry. His past positions include Collateral Services Manager for Washington Mutual, Regional Chief Appraiser for Bank of America, Division Appraisal Manager for World Savings, Mortgage Group Leader for Wachovia Bank, and President of Synergy Appraisal Services.
As a certified residential appraiser, Jim’s 28 years of professional appraisal practice includes valuation services for eminent domain, lending, litigation, marketing, and relocation purposes. In addition, Jim has authored numerous qualifying and continuing education courses and training seminars for industry professionals. He frequently presents customized training for agents, appraisers, loan originators, loan processors, and mortgage underwriters.
Jim served for four years on Oregon’s Appraiser Certification and Licensure Board (ACLB), which is the state’s regulatory agency for appraisers and appraisal management companies, including two years as ACLB Board Chair from 2014 through 2016. He currently serves on the executive board of the Oregon Mortgage Bankers Association (OMBA) and chairs the Oregon Association of Realtor’s Appraisal Subcommittee (OAR). With his compliance knowledge, appraisal and real estate expertise, and lending experience, Jim is well-prepared to instruct industry professionals and empower their success.
Jack Bailey is an appraiser, author, and business owner. He is a Nashville native, serving the local appraisal community there for over 30 years. He regularly speaks at appraisal events and has written many courses throughout his career.
