Course Goal

The goal of this course is to teach appraisers and real estate professionals how to better estimate “finished living area” based on the ANSI® measurement standard. From basic ranch-style homes to complex one and one-half stories, with sloped ceilings, dormers, and many unique measuring circumstances. Students will gain a better perspective on measuring residential square footage based on the ANSI Standard. Rediscover the “art” of estimating finished living areas with the ultimate home measurement guide. Better understand ANSI and Fannie Mae’s role (how and why) in the standardization of the appraisal industry.

  • • Review the rules of ANSI® and the importance of following a standard of measurement
    • Discuss the “Tools of the Trade” and delve into the future of LiDAR
    • Explain the “Rules of Thumb” in rounding measurements
    • Examine the measurement of stairs and the spaces below
    • Define GLA or Gross Living Area
    • Learn how to calculate the total measurement when utilizing interior dimensions
    • Define the proper measurement of Garages and understand where the measurement begins and ends
    • Learn the proper method for determining “finished” living area, Bonus Rooms, and other Finished attached and detached spaces
