Webinar Description

This is our second episode of this webinar, which will be covering the same topic – How to make Market Change Adjustments using Excel. Feedback from our first episode has been used to refine the presentation.

Changing markets with few current sales may warrant time adjustments. A time adjustment to a similar sale from several months ago may be more credible than several adjustments to a recent sale.

The goal of this webinar is to teach appraisers the basics of Excel and how to make a market change adjustment. All attendees will receive a Market Change Excel Template. Using this template, participants learn how to analyze and report market change immediately. Specifically, this webinar will teach participants:

  • What USPAP & the GSEs say about selecting properties for a market change adjustment;
  • How to export data from their MLS and import it into Excel;
  • How to accelerate their analyses by using Excel Tables;
  • How to import table data into the Market Change Template
  • How to interpret the resulting chart to calculate market change adjustments
  • How to communicate market changes to the client clearly and persuasively

Included in the class is a pdf with complete instructions to build your own template from scratch. You will be able to edit the template to fit your style preferences. You will also learn Excel skills that are transferable to solve other problems.

  • How to master the Excel slope function to calculate an adjustment rate;
  • How to subtract dates for critical intervals;
  • How to apply an adjustment rate to an interval in days using absolute references;
  • How to calculate a market-to-market adjustment using relative references;
  • How to lock formula fields and save your Excel template for future use;
