Course Description
“Elimination of Bias and Introduction of Cultural Competency for Appraisers – with Real World Relevance” provides appraisers with specifically relevant and useful guidance on the subjects of bias and discrimination in appraising and also the subject of cultural competency. The course content, as well as the laws and cases discussed, are relevant to both residential and commercial appraisers. Up-to-date information is given about current investigations and cases relating to alleged discrimination and guidance is offered on practices to reduce bias and the risk of disputes alleging discrimination.
Course Objectives
The course answers specific questions for appraisers, such as:
- How have appraisers found themselves as the targets of investigations and lawsuits alleging discrimination?
- What forms of proof are needed to establish a fair housing claim against an appraiser?
- What can appraisers do to lower their risk?
- What should appraisers know about implicit bias?
- Why is basic “cultural competency” important to appraisers?

Peter Christensen
Peter is the principal attorney of the Christensen Law Firm (www.valuationlegal.com). His legal work is focused on matters concerning valuation (real property, personal property and business) and related services. The clients he serves are valuation firms and professionals; technology and appraisal management companies; and also individual and commercial parties who use or rely on valuation services.
Peter’s book, Risk Management for Real Estate Appraisers and Appraisal Firms, was published by the Appraisal Institute in August 2019. He has also published more than 50 articles relating to appraisal legal issues, many appearing in the Appraisal Institute’s Valuation magazine, and has presented hundreds of seminars to appraisers and appraisal/valuation firms.
