This course tackles one of the toughest problems we face as appraisers: applying mathematical analysis to inherently irrational human behavior.
As appraisers, we analyze the real estate market. But residential market data isn’t just cold, hard numbers; it reflects human hopes and fears, egos and aspirations. How do we make logical sense of how people buy homes—decisions that are often irrational?
In the course, we’ll start with common valuation theory and use spreadsheets to build mathematical models (formulas in Excel and Google sheets) that incorporate behavioral economics—to reframe our analyses in a more sophisticated and nuanced way.
After you enroll, you’ll get a free, ready-to-use formula template, which you can easily adapt to your local market. Once you apply your favorite research tools, the template will empower you to deploy advanced formulas that’ll supercharge your analytical methodologies, improving your speed and precision.
(*Note- The Formula Class Template is designed for residential appraisal application, but the concept and framework of the template allow for a much broader application for general certified appraisers.)
If you’re an experienced appraiser with basic proficiency in Excel or Google Sheets, this course is for you. (And if you’re new to these platforms, you’ll get a lot more out of this course if you take a Excel and Google Sheets tutorial first.) You should have a working knowledge of market research methods such as paired sales, grouped data analysis, and depreciated cost analysis. And if you’re already using research applications like Solomon Adjustment Calculator, Synapse, Gandysoft, Appraiser Toolkit, or others, it’ll be a snap for you to integrate data from those tools into this practical formula template.
Take this course, and you’ll come away with a robust, customizable template and the ability to use it. You’ll understand how and why we integrated appraisal theory with behavioral economics to structure this template. And you’ll be able to apply advanced formulas to help you analyze how real people actually behave in the real estate market.

Course Author
Brent is the President of Texas Valuation Professionals, and has been a real estate professional in north Texas since 1997. He graduated from Baylor University with an enthusiasm for both economics and real estate, and found that becoming a Certified Appraiser engaged both disciplines perfectly. Brent has written several articles featured in industry publications and has trained many appraisal professionals throughout his career. As a Certified Distance Education Instructor (CDEI), Brent now shares his techniques and perspectives with the appraisal community in a classroom setting.
