Course Description

This course teaches the student how to recognize and address various property characteristics that may define a residential property as unique. Unique properties exist in all areas and in all markets. This is not something confined to rural areas lacking zoning, nor to private covenants and/or restrictions, etc.

Uniform Standards of Professional Appraisal Practice (USPAP), Department of Housing and Urban Development (HUD) guidance, Department of Veterans Affairs (VA) guidance, and Fannie Mae guidance all readily address the concerns associated with an atypical improvement, over-improvement, or under-improvement.  Accessory dwelling units, components that make a property unique, are one of the most commonly overlooked characteristic traits of a residential property.

The quality of the appraisal reporting is critical in providing a best service to our clients. An appraisal report may be considered unacceptable if the observation and analysis is not based upon recognized practices as outlined in the overlay guidance that is determined by the intended use of the report.

Melissa Bond is a Certified Residential Appraiser licensed in Mississippi and Louisiana. Since 1994, she has been the sole proprietor of her thriving real property appraisal practice. This practice specializes in fee appraising for VA, FHA, Fannie Mae, title companies, attorneys, school districts, and the general public. Melissa is also a State Compliance Reviewer performing investigative reviews for USPAP-compliancy adherence.

As a Continuing Education Provider and author, she has personally developed over 27 continuing education courses for real property appraisers, tax assessors, lenders, underwriters, REALTORS, etc. She has developed, coordinated, and presented course studies that align with current and prospective licensing issues as presented by the Mississippi and Louisiana State Licensing Boards, as well as, the Standards Board.

Melissa has served on various Boards and Committees at the local and state levels for REALTOR and appraiser organizations, associations, and coalitions. Through training opportunities, Melissa has been highly successful in opening and maintaining lines of communication between the REALTOR and appraiser professions.
