Course Description

This course was created to provide a broad review of basic techniques and procedures for measuring single-family residential dwellings. The measurement and area computation methods are based upon the American National Standards Institute Square Footage-Method for Calculating ANSI Z765-2013. The course is an exploration of the public records system, automated valuation models, and the MLS. Specifically, this course identifies ways in which square footage numbers reported by various sources impact home values. In every residential transaction, at some point and time, a home’s “size” will impact the perception of value.

Course Goal

The goal is to review the measurement and calculation of finished living area, based on the ANSI® Measurement Standard. This course is designed to provide a consistent means of calculating and communicating the living area of a house amongst real estate professionals. Another goal is to analyze the public records system, automated valuation models, and to explore the role of the Multiple Listing Service. Upon completing this course you will have a better understanding of the role square footage and the significance of what this piece of information conveys in the valuation process. Indeed, Size Matters!

“This ANSI class is awesome! Even after 14 years in the business, I’m learning something new in every chapter. Honestly it should be mandatory qualifying education for all real estate professionals.”

Good course, very informative, lots of info. I am ready to take this to local board of realtors and offer professional measuring service to my practice.

“I found the course very informative and felt like the videos helped in understanding the the important information being conveyed. The whole experience was easy to understand and I was able to work through the material efficiently. I would definitely recommend to appraisers looking to get on the same page with ANSI standards.”

I would rate this course as a 9.9 as nothing in today’s world is perfect and this is an opinion based upon many many years of giving opinions. I would highly suggest all appraisers new and seasoned to take this course.

This course was a great learning/relearning experience for me. There are great case studies that provided context for real world problems.

Hamp Thomas

Author of “How to Measure a House” based on the ANSI® Guideline; the American Measurement Standard, Death of an Industry-Real Estate Appraisal; Professional’s Dictionary of Real Estate Terms; Size Matters books and online courses; ANSI, Home Measurement, & the Power of Price-Per-Square-Foot appraisal CE course; and the Appraisal Process for Real Estate Professionals CE course. Since 2003, Hamp has promoted the establishment of a “Mandatory” national measurement standard. All real estate professionals must use the same language to create and communicate residential square footage. Until there is a universal agreement on this issue, and all Realtors® are required to be responsible for reporting an accurate square footage total in MLS, all property valuations are at risk (CMA’s appraisals, AVM’s, etc.), leaving home buyers and sellers at the mercy of who determines the size (and value) of their home. In a price-per-square-foot world, one-half of this all powerful formula is created by a hodge-podge of methods across the country. The real estate industry must find a way to join the rest of the standardized world.
