This course will teach you the basic techniques and procedures for measuring single-family residential dwellings. The measurement and area computation methods are based upon the American National Standards Institute Square Footage-Method for Calculating ANSI Z765. The course explains, in detail, the most recent updates of ANSI and the most often mentioned measurement questions. Whether you’re a new Trainee or a 20-year veteran appraiser, this course will review the most common measurement issues seen by appraisers and give detailed information on Fannie Mae/Freddie Mac requirements related to ANSI. The goal of this course is to teach appraisers and real estate professionals how to better estimate “finished living area” based on the ANSI® measurement standard. From basic ranch-style homes to complex one-and-one-half stories, with sloped ceilings, dormers, and many unique measuring circumstances. Students will gain a better perspective on measuring residential square footage based on the ANSI Standard. 1. Review a brief history of ANSI (American National Standards Institute) and how it’s evolved through the years
2. Learn how to properly measure a single-family dwelling, based on the ANSI® measurement guideline
