The New UAD/URAR
Student Support Page

Below you’ll find a list of resources to help you navigate the new UAD and URAR requirements.

You’ve heard about UAD 3.6 — the new URAR — which is no longer a form. In fact, the forms are going away. What does this mean for us as appraisers?

Here at Appraiser eLearning, we’re offering the GSEs’ 7-hour UAD 3.6 training — Appraiser’s Guide to the New URAR — every few weeks, including live-Zoom and in-person AeL Roadshow options.

After teaching this class all summer and fall to more than a thousand appraisers, Hal and Bryan have noticed this: by the end of class, most folks who’d planned to retire because of UAD 3.6 had changed their minds and were ready to stick with the careers they’d invested in for decades.

If you’re concerned about the new URAR, please give this class a try. You’ll see that UAD 3.6 does not change everything about how we do this work. It’s really just a new way of reporting our findings. Yes, it’s a lot of information to get your head around. But again and again, we’ve seen appraisers in class go from overwhelmed to excited, and we want the same for you.

The Appraisal Update Podcast 10.21.25 – UAD 3.6: Key Changes and Tools You Need to Know

In this episode, Bryan dives into some of the most important updates in UAD 3.6 and what they mean for appraisers in the field. He highlights where to find the latest official guidance directly from Fannie Mae and Freddie Mac, which is well worth a deep dive.

Bryan also spotlights a major change from Fannie Mae’s latest update — they’ve retired the long-standing requirement for appraisers to drive by the comparable sales. He walks through the Fannie Mae website, showing exactly how to download the Appendix F-1 URAR Reference Guide and how to search it to find what you need fast.

Plus, he shares a handy resource for checking broadband availability at a property — another valuable tool to add to your appraisal workflow.

Driving by a rural house

We’re all hearing more and more about the new Uniform Appraisal Dataset (UAD 3.6). Some of you may have even gotten inquiries from lenders or financial institutions already. Are you ready for it? If not, you’ll need to be very, very soon. UAD 3.6 is a complete rethinking of how valuation data is structured, communicated, […]

Because a single-family home in Denver and a fourplex in Detroit don’t look alike, but they share the same fundamentals: location, condition, quality, and market forces. The new framework recognizes that and organizes it accordingly.

The story is still ours to tell, but the structure lets that story travel farther.

If, like me, you’ve been doing this a while, you might be tired of hearing about “big changes.” Every few years, someone promises revolution and delivers another PDF.

This one’s different.

The Appraisal Summit | September 27 – 30 | Planet Hollywood Resort & Casino | Las Vegas, NV There’s a LOT going on in the world of appraisal these days. The stakes are pretty high. And you’ve got questions. The Appraisal Summit is your chance to get some answers and find out what can’t be known […]

How are appraisal software providers retooling their products for UAD 3.6? One provider, Jeff Bradford, shares his thinking. In the Appraisal Update podcast, I’m always talking about the “train of change” coming to the appraisal world. If you’re an appraiser, you probably rolled your eyes. We’ve heard this before, right? For years, people have said […]
