Market Indexing for Appraisers: How to Master Market Condition Adjustments

This might not be the Market Indexing you expect. This indexing method is not based on regression, but on comparative time-series calculations similar to how the CPI (Consumer Price Index) is used to calculate inflation.
The Workbook has two integrated methods for solving the problem of calculating market change:
The first method utilizes time series data which is contained in an application called Info Sparks (not the same thing as Spark for Appraisers). 80% of appraisers reportedly have access to this application as a part of their MLS system, though many don’t realize it. Info Sparks is often branded individually for each MLS system (for instance, in north Texas it is branded ‘NTREIS Trends’). Learning how to use this application alone will revolutionize your market condition analysis. Brent has learned to extract the underlying data and use it to create custom indices for your market.
The second method is for any appraiser with access to an MLS system. The second method takes a custom export from your MLS and filters it through thousands of complex formulas which model and segment data into time-series price indices. This method requires a more recent version of Excel (2016 and older versions cannot recognize all of the formulas).
This training will allow you to analyze subtle or short-lived market changes which are difficult to capture with any other method. It allows you to perform complex analysis and support market condition adjustments with a higher degree of accuracy than is otherwise possible. The Workbook allows that complex analysis to take place in mere minutes.
