Course Description

Attorney Peter Christensen will talk about six of the most current, interesting and important cases involving real estate appraisers. From each case, Peter will draw the key takeaways and offer guidance relevant to the everyday work of appraisers. Key takeaways will include information like: the most important verbiage for appraisers to include in reports to decrease their liability risk and the single most common mistake made by an appraiser that leads to a legal claim.

Course Objectives

Through his discussion of timely cases, Peter will cover the following topics:

  • The current state of appraiser liability – what are appraisers actually be sued over right now?
  • The elements of a professional negligence claim in relation to an appraisal. What is the most important element in most claims?
  • Can borrowers sue appraisers?
  • The most common alleged errors that lead to negligence and other legal claims against appraisers. What are the three most important areas of any appraisal report that you should focus to avoid liability?
  • How long after performing an appraisal can an appraiser be sued?
  • The key things should appraisers know about the Fair Housing Act and current discrimination complaints against appraisers.
  • Has Covid-19 had any effect on appraiser liability?

Peter Christensen

Peter is the principal attorney of the Christensen Law Firm (www.valuationlegal.com). His legal work is focused on matters concerning valuation (real property, personal property and business) and related services. The clients he serves are valuation firms and professionals; technology and appraisal management companies; and also individual and commercial parties who use or rely on valuation services.

Peter’s book, Risk Management for Real Estate Appraisers and Appraisal Firms, was published by the Appraisal Institute in August 2019. He has also published more than 50 articles relating to appraisal legal issues, many appearing in the Appraisal Institute’s Valuation magazine, and has presented hundreds of seminars to appraisers and appraisal/valuation firms.
