How do you appraise a property that’s hard to sell? We’ve all dealt with former meth labs, crime scenes, crazy floor plans, and even “haunted” houses. These “limited market” properties pose unique valuation challenges.
In this course, you’ll learn how to overcome these challenges, analyze comparable sales data, and adjust for market differences. Bryan will offer you tips on how to market these properties to a wider pool of buyers and how to communicate clearly with clients and lenders about the valuation problems associated with them.
He’ll talk about the impact of location, design, age, and condition on a property’s marketability and strategies for marketing limited-market properties to a wider pool of potential buyers. You’ll leave class with a better understanding of how to make adjustments to the appraisal process to ensure accurate and reliable valuations.
